Why do you use? the formula for monthly interest payment if it is a fixed rate loan? When I compare your answer to an online mortgage calculator, it comes out that they just use yearly interest/12 for the monthly interest, not the whole "compounded" formula you have in there. Thanks.

I would like to incorporate these payments showing what was applied to the principal and interest and how much is left to pay.
